The bustling Paseo Marítimo in Palma, a popular tourist destination, is currently undergoing a transformation. The once-vibrant area is now adorned with signs that read 'for sale', 'for rent', and 'se traspasa' (referring to transfer). But what does this mean for the businesses that have called this place home? And what does the future hold for this iconic location?
One of the reasons behind these changes is the loss of business caused by the redevelopment and the elimination of approximately 1,200 parking spaces. The old Garito bar in the Can Barbara marina, for instance, is now up for sale at a price tag of €1.45 million. Alternatively, it is available for rent at a monthly rate of €9,500. Best Pizza, on the other hand, is for transfer at €280,000, with a monthly rent of €3,000.
Gesmorent, a real-estate agency specializing in commercial premises, believes that the type of product offered by establishments along the Paseo will change. Despite the talk of transformation, the agency's director, Chechu Osinalde, remains optimistic. With the redevelopment work having finished, he believes that this year, bar and restaurant businesses will start to pick up. However, he notes that there are some low-end restaurants and shops that need to be transformed into more upmarket establishments.
The signs may be an indication of an area where business is in the doldrums, but not necessarily. Businesspeople move on for a variety of reasons, one being retirement. This is the case with the La Placita pizzeria next to the Auditorium. Mimo Ezzat Ballal, the 69-year-old owner, is ready to retire after 35 years in business. His clientele has hardly changed; the Auditorium provides him with spectators, musicians, and artists. Even when the Auditorium is closed, business is good, and the newly renovated Paseo is very nice. The restaurant's traspaso (transfer) is priced at €480,000.
But here's where it gets controversial... The question remains: will the Paseo Marítimo transform into a high-end shopping area, or will it maintain its current state? And this is the part most people miss... The signs may indicate a change in the area's business landscape, but it's not necessarily a bad thing. In fact, it could be an opportunity for new businesses to thrive and for the area to evolve.
